Ceiling Finishes in the UAE: Gypsum False Ceiling, Stretch Ceiling, Plaster or Microcement?

In most UAE homes a “gypsum ceiling” or “false ceiling” is a frame of light steel hung below the slab and clad in gypsum board, so the ducted AC, the cabling and the downlights can run out of sight. That frame is the structure; it is not the finish. Once it is up, you choose what goes on its face: emulsion paint (the default), texture paint, a lime finish such as Venetian plaster, or microcement running on from the walls. A stretch ceiling is a different product — a PVC membrane clipped into a track at the edges — and it replaces the painted board rather than covering it. The honest order of decisions is: first the structure (what has to be hidden and reached), then the finish (how the ceiling should look and how it will be cleaned and repaired).

We should say plainly who does what. RBS does not build gypsum false ceilings, cornices or stretch ceilings — a gypsum or fit-out contractor does that. We apply the finish on the board or the slab: texture paints, Venetian plaster and microcement. This guide compares all of the options, including the ones we do not sell, because on most ceilings painted gypsum is the right answer and we would rather say so.

What is a gypsum false ceiling?

A gypsum false ceiling is a suspended ceiling: galvanised steel channels hung from the concrete slab on rods, with gypsum boards screwed to them, the joints taped and filled, and the whole face painted. It drops the ceiling by the depth the services need. In a UAE villa or apartment that depth is mostly taken by the AC: fan-coil units, ducts, grilles and the condensate drain all sit above it.

What it gives you:

  • A hiding place for services. Ducts, cables, pipes, sprinkler lines and speakers disappear.
  • Light. Downlights, cove lighting and linear profiles are cut into the board.
  • Shape. Bulkheads, trays (a raised centre with a lit edge), coffers and curves are all built in board.
  • A flat, fast surface. Board is quicker and lighter than plastering the underside of a slab.

What it asks of you:

  • Access panels. The AC unit above the ceiling needs servicing. A good design leaves flush access panels where the technician actually needs them; a ceiling without them gets cut open later.
  • Joints that move. Board is fixed in sheets. Where the taping was rushed, or where a duct vibrates the frame, the seams and screw heads show as fine lines and small pops after a few seasons.
  • Water from above. A blocked AC drain pan or a leaking pipe stains the board long before you see a drip. Board that gets soaked sags and has to be cut out.
  • The right board in wet rooms. Bathrooms and kitchens want moisture-resistant board and a ventilated room; standard board in a steamy bathroom softens over time.

False ceiling design: the common types in UAE homes

Most “false ceiling design” ideas are shapes built in gypsum board, and the finish is chosen afterwards. The usual ones:

  • Flat drop ceiling — the whole room lowered by one level. Clean and cheap; hides everything.
  • Bulkhead — a lowered band around the edge or over a kitchen run, carrying the ducts and lights, with the centre left at slab height.
  • Tray or cove ceiling — a raised centre with a hidden LED strip around its edge. The most requested living-room and majlis ceiling.
  • Coffered ceiling — a grid of recessed panels, formal and heavy; best in tall rooms.
  • Grid (mineral-fibre tile) ceiling — lay-in tiles on a T-bar grid. Offices and corridors, where access everywhere matters more than looks.

Every one of these is a board-and-frame job first. The finish then changes how the shape reads: a matte paint keeps it quiet, a texture softens it, a lime plaster gives it depth in the cove light, and microcement makes it read as one surface with the walls.

Stretch ceiling vs gypsum ceiling

A stretch ceiling is a thin PVC (or fabric) membrane heated and clipped into an aluminium track fixed around the walls; it is seamless across each panel, quick to fit and hides a rough slab or an old ceiling without demolition. It comes in matte, satin and high-gloss, and can be backlit.

Its honest limits: a sharp object can puncture it and the panel then has to be replaced rather than patched; lights and grilles need fittings designed for the membrane; and it is a sheet product with a track, so its edges and any joins between sheets are visible where a trowelled finish has none. Gypsum board is stiffer, easy to cut and patch, and takes any paint or plaster. If you want gloss or a backlit panel, a stretch ceiling is a good product from a stretch-ceiling supplier. If you want a mineral, hand-made surface, it is not the right family.

What finish goes on a gypsum ceiling?

On a sound, properly taped gypsum ceiling almost any interior wall finish works — once the board is skimmed and primed. The choice is about look, light and upkeep:

Emulsion paint. The default, and rightly so on most ceilings: cheap, quick, easy to touch up after the AC technician has been through the access panel. It shows every joint and dip under a raking downlight, so a flat ceiling needs a good skim before painting.

Texture paint. A fine sand texture in the ceiling colour is one of the most honest upgrades there is: it hides board joins better than flat emulsion, softens the shadows of downlights, and recoats easily. Keep it fine — a coarse texture overhead collects dust you only notice when it falls. See our texture paint guide for the types.

Venetian plaster (lime). Stucco veneziano is at home on interior walls and ceilings, and a ceiling that catches light — a cove in a majlis, a dome, a stairwell — is where its depth shows best. It is slower and dearer than paint, and it is a dry-room finish: keep it out of showers and steam rooms. Lime finishes are priced per project after a site visit.

Microcement. A 2–3 mm trowelled mineral coating that can run from the floor up the walls and across the ceiling as one continuous surface — the clearest way to make a bathroom or a minimal living room read as a single shell. It goes over primed gypsum board, but it cannot hide movement: a board joint that flexes prints through as a line, so the joints must be taped, stable and reinforced with mesh where needed. Microcement on walls and feature surfaces starts from AED 220/m²; a ceiling is quoted after a site visit, because working overhead and the state of the board change the job.

What does not belong on gypsum board: silicate paints and plasters, which only bond to mineral surfaces such as render or concrete. On a board ceiling there is nothing for them to react with.

Gypsum ceiling problems in UAE homes, and the fixes

Almost every ceiling complaint we are shown is one of four things, and none of them is cured by a fancier finish.

  1. Hairline cracks along the board joints. Usually rushed taping or a frame that moves with the AC. Re-tape and fill the joint properly before any coating; a thin finish over a moving joint cracks again.
  2. Brown water stains. Almost always the AC drain pan, a condensate line or a pipe above. Fix the leak, let the board dry or replace the wet section, and seal the stain before repainting, or it bleeds through.
  3. Sagging board. Water damage, or standard board in a damp room. The section has to be replaced; no finish makes soft board stiff again.
  4. Visible screw heads and “pops”. Screws that were driven too deep or have worked loose. Refix, fill and repaint.

If the ceiling is cracking because the structure moves, that is a job for the fit-out contractor first. We would rather tell you that than put a lime or cement finish over a problem it cannot solve.

Which one should you choose?

  • Most rooms, a rental, or a ceiling full of access panels: a painted gypsum false ceiling. Spend on the taping and the skim, not on the paint.
  • Bedrooms and corridors where downlights show every join: a fine texture paint over the board.
  • A majlis, dome, cove or stairwell meant to be noticed: Venetian plaster on the feature ceiling, paint elsewhere.
  • A bathroom or a minimal living space that should read as one surface: microcement from the floor or walls across the ceiling, over stable, well-taped board (new to it? read what is microcement first).
  • A rough old ceiling you cannot demolish, or a gloss or backlit look: a stretch ceiling from a stretch-ceiling supplier.
  • A ceiling with cracks or stains: fix the joint, the leak or the frame first. Then choose the finish.

FAQ

What is the difference between a gypsum ceiling and a false ceiling?

In the UAE the two words usually mean the same thing: a suspended ceiling hung below the concrete slab. “Gypsum ceiling” names the material (gypsum board on a steel frame); “false ceiling” names the idea (a second ceiling below the real one). Grid ceilings with lay-in tiles and stretch ceilings are other kinds of false ceiling.

What is a false ceiling made of?

Most UAE false ceilings are gypsum board screwed to a light galvanised-steel frame hung below the concrete slab, with the joints taped and filled. Grid ceilings with lay-in tiles and stretch-fabric ceilings are the other common kinds. A fit-out or gypsum contractor builds the ceiling; the finish on its face is a separate choice, compared above.

Can microcement go on a ceiling?

Yes. We apply microcement to floors, walls and ceilings, over a sound slab or over primed, well-taped gypsum board. It is a thin coating, so it shows movement in the board beneath; the joints have to be stable and reinforced first. Microcement on walls starts from AED 220/m², and a ceiling is quoted after a site visit.

Does RBS install gypsum false ceilings?

No. RBS does not build gypsum false ceilings, cornices, grid ceilings or stretch ceilings — a gypsum or fit-out contractor does that. We apply the finish: texture paint, Venetian plaster or microcement, on a ceiling that is already built.

Is a stretch ceiling better than a gypsum ceiling?

For a gloss or backlit look, or to cover a rough ceiling without demolition, a stretch ceiling is often better and quicker. For a matte mineral surface, easy patching after AC work, or a plaster or microcement finish, gypsum board is the better base.

Why does my gypsum ceiling crack along straight lines?

Straight cracks follow the board joints. They come from rushed taping, a frame that moves with the AC, or board that has been wet. Re-tape and refill the joint, and fix any leak, before repainting or applying any decorative finish.

Can Venetian plaster go on a ceiling?

Yes, on interior ceilings in dry rooms — it is a classic finish for coves, domes and majlis ceilings, where the light rakes across it. It is not for showers or steam rooms. It is priced per project after a site visit.

What is the best finish for a false ceiling?

For most rooms, a painted gypsum false ceiling is the sensible default: spend on the taping and the skim, not the paint. Add texture paint, a Venetian plaster or a microcement face only on the ceiling that is meant to be seen, such as a majlis or a feature coffer. RBS applies those finishes on the board or slab; it does not build the false ceiling itself.
