Pricing

Priced per project after a site visit, supply and install. The system you choose sets the cost; the state of the slab and the size of the garage move the total.

Polyaspartic coatings, and epoxy floors finished with a polyaspartic topcoat, are priced the same way — per project, after a site visit.

Which garage floor coating: epoxy or polyaspartic?

For most Dubai villa garages, a flake epoxy coating is the honest answer: it hides dust and tyre marks in its speckle, gives real grip, and shrugs off oil, fuel and the heat of a tyre that has been sitting in 45°C sun. Solid-colour epoxy is the cleaner, plainer look — it shows tyre marks more and wants a grip additive where the car rolls in. Polyaspartic is the premium coating for two specific jobs: a door that stands open to direct sun (it does not amber the way epoxy does) and a garage that must be back in use the next morning. The strongest build is often both — an epoxy body for depth and bond, a polyaspartic topcoat for colour-fastness and speed.

Whatever you call it — garage floor coating, garage floor epoxy, garage floor paint, garage flooring — the thing that decides how long it lasts is not the chemistry name on the bucket. It is the grind, the primer and the bond to the slab. What we quote is a full system, never a single roller coat. A garage is one room in the wider epoxy flooring family, which we cover room by room.

What to do with an old garage floor: how to treat it

Treat it before you coat it — nothing else works. A bare concrete garage floor in the UAE is dusty, oil-stained and usually sealed with nothing at all, so the first step is to diamond-grind the surface back to clean, open concrete. Oil patches are ground out and degreased, cracks are cut and filled, and a rutted or spalled slab is rebuilt with an epoxy mortar so the finish goes onto a flat, sound base. Only then does the primer go down. An old, faded coating is stripped the same way; we do not paint over a failing floor. If the slab is damp — common at basement level — that has to be resolved first, because every coating fails on a wet slab.

How to measure a garage floor for a quote

Measure the inside length and width of the garage in metres and multiply them: a 6 m × 6 m double garage is 36 m². Include any covered apron inside the door line, and add the wall skirting height if you want the coating coved up the wall. That figure is what we price from. Then send us two photos: the slab close up, and the whole garage with the door open. The photos tell us what the tape measure cannot — staining, cracks, old coatings, and whether the door lets the sun onto the floor.

Garage floor examples and effects that suit a hot garage

The effects that work in a garage are the ones that forgive it. A mid-tone flake blend — grey, sand or charcoal chips — hides dust and tyre scuff almost completely and is the floor we fit in most villa garages. A solid colour in mid-grey reads clean and modern but shows every mark on a dark or pale tone, so we steer clients away from black and white. A metallic epoxy pour turns a show garage into a display floor — right for a collection behind glass, wrong for a working garage, because the gloss loses grip and shows tyre marks. What we would not pour in a hot garage is a high-gloss floor with no grip additive, or any epoxy where the door stays open to the sun; for that case the honest answer is a polyaspartic topcoat, or a UV-stable outdoor surface for an open carport. Our garage floor fit guide walks through each option in more detail.

Why Dubai chooses RBS for garage floors

Built for hot tyres

A car parked straight off a summer road lifts a badly bonded coating. We diamond-grind the slab, prime it and build the system in layers — the preparation is what stops hot-tyre pickup, and it is the part a cheap quote leaves out.

The right system, not the easiest sale

Flake epoxy for a working garage, solid colour for a clean look, polyaspartic where the door stands open to the sun or the car must be back the next morning. We match the coating to the garage, not the other way round.

One company, start to finish

RBS is responsible for every garage floor, start to finish: the slab is ground, primed and coated to one standard, and one company answers for the result.

Honest about the alternatives

If your garage is really an open carport in full sun, an epoxy coating is the wrong buy. We will say so and point you to a UV-stable surface instead.

Your questions, answered straight

Will the coating lift under hot tyres?

Not when the slab is prepared properly. Hot-tyre pickup happens when a thin coating sits on an unground, unprimed or damp slab: the tyre's heat softens the film and the weak bond lets go. We diamond-grind the concrete, prime it and build the coating in layers, so the bond is stronger than the tyre's pull. That preparation is the real difference between a professional floor and a kit.

Is a garage floor coating slippery when wet?

A smooth gloss coating can be, which is why we build grip into a garage floor. Flake epoxy carries a fine texture in the flake itself; a solid-colour epoxy gets an anti-slip additive in the topcoat where a wet tyre rolls in. Tell us where water lands and the floor is specified to match.

How long before I can park on it?

With an epoxy system, plan on several days: the floor is walkable soon after the final coat, but the car should stay off until it has fully cured. With a polyaspartic coating the car is usually back the next day, which is the main reason people pay the premium for it.

Can I just buy a garage floor coating kit instead?

You can, and it is the floor we are most often asked to strip and redo. A kit is only ever as good as the grinding and priming under it, and that is the step a DIY kit skips — a thin coat rolled onto an unground slab is the classic hot-tyre failure. We do not sell kits or garage floor supplies; we supply and install as one job, so one company is responsible for both the material and the bond.

Can you coat a garage floor that is stained or cracked?

Usually yes. Oil stains are ground out and degreased before priming, cracks are cut and filled, and a badly worn or rutted slab can be rebuilt with an epoxy mortar before the finish goes on. What we will not do is coat over a damp or crumbling slab, because the coating would fail with it. The site visit tells us which case you have.

Frequently asked

What is the best garage flooring in Dubai?

For most Dubai villa garages, a flake epoxy coating over a diamond-ground, primed slab: it takes hot tyres, oil and sand, hides dust in its speckle and gives grip when wet. Choose polyaspartic if the door stands open to direct sun or the car must be back the next day, and solid-colour epoxy for a plainer look. Floor paint and DIY kits peel under hot tyres, and microcement is never a garage floor. Every option is priced per project after a site visit.

What is the garage floor price in Dubai, per square foot?

Garage floor coatings are priced per project, supply and install, after a site visit — we do not publish a per-square-foot or per-m² rate for them. The system (flake epoxy, solid-colour epoxy or polyaspartic) sets the starting point, larger garages price lower per square metre, and the condition of the slab moves the total more than anything else.

What does an epoxy floor cost for a 2 car garage?

A typical two-car villa garage is around 36 m² and a single garage around 18 m², and we price each one after seeing it, supply and install. The size matters less than you would expect: the slab does. A sound, clean slab is the quick job; grinding out heavy oil staining or filling cracks adds to it, and only a look at the floor tells us which one you have.

What is the best epoxy garage floor in Dubai?

For most villa garages, a flake epoxy floor on a diamond-ground, primed slab: it takes hot tyres, oil and sand, hides dust in its speckle and gives grip when wet. Solid-colour epoxy suits a plainer look, and polyaspartic is the choice where the door stands open to direct sun or the car must be back the next day. Every epoxy garage floor is priced per project after a site visit.

Are you a garage floor coating company near me in Dubai?

Yes if you are in Dubai or the wider UAE. We are based in Business Bay and coat garage floors in every district — the Palm, Jumeirah, Al Barsha, Dubai Hills, Damac Hills, Mirdif — and in Abu Dhabi, Sharjah and the northern emirates. RBS is responsible for every job, start to finish, so the company that quotes is the company that answers for your floor.

Which floor coating companies in the UAE take responsibility for the whole job?

Not all of them. Preparation is the first thing a cheap job cuts, and it is the part you cannot see once the coating is down. Ask any company two questions: who answers for the floor if it lifts, and can you see a garage they did two or more years ago. Our answer to the first is simple: RBS is responsible for every job, start to finish — and old work is the only proof that matters.

Are you floor coating suppliers near me, or installers only?

Installers who supply their own material. We bring the full system — primer, body coat, flakes or colour, topcoat — and one company is responsible for both the material and the workmanship. We do not run a shop and we do not supply other contractors; if you only want material, a trade supplier is the right call.

What are the garage flooring options in Dubai?

Four, broadly. A seamless coating — flake epoxy, solid-colour epoxy or polyaspartic — over a diamond-ground, primed slab, which is what we lay. Porcelain or interlocking garage tiles, which a tile supplier lays; they look neat but have joints where oil and sand collect (see epoxy vs tiles for a garage). Garage floor paint, the cheapest route, which wears fastest under hot tyres (see floor paint in the UAE). And bare concrete, which costs nothing but stays dusty and soaks up oil. For a Dubai villa garage that is really used for cars, a flake epoxy coating is the honest default; send us two photos on WhatsApp and we will tell you which one fits yours.

Do you lay garage floor tiles as well as coatings?

No. RBS applies seamless surfaces; we do not lay interlocking garage tiles or porcelain. For a working garage that is usually the better outcome anyway — a coating has no joints for oil and sand to live in — and we have written up the trade-offs honestly in our epoxy vs tiles garage verdict. If your garage genuinely needs tiles, we will tell you.

Are there epoxy flooring or epoxy floor coating companies, contractors and suppliers near me in UAE?

Yes — RBS is one, based in Business Bay, Dubai, and we coat garage and epoxy floors across Dubai, Abu Dhabi, Sharjah and the northern emirates. We are installers who supply our own material, not a shop, and RBS is responsible for every job, start to finish, so the company you call is the company that answers for the floor. Ask any epoxy flooring contractor two questions: who answers for the floor if it fails, and can you see a floor they did two or more years ago.
