Does Spray-Crete or Stencil Concrete Crack or Fade Over Time?

The honest short answer: spray-crete and stencil concrete can both crack and fade, and both risks trace back to the same thing — it is a decorative skin a few millimetres thick, not a new slab. A sound, well-prepped base under a properly sealed overlay resists surface cracking well and holds its colour for years under UV. A moving base or a lapsed reseal is what actually causes trouble, not the overlay chemistry itself.

Why cracking is a base-concrete question, not an overlay one

Spray-crete is a polymer-modified cement topping sprayed over an existing slab, bonded tenaciously into it. It has no structural independence from what is underneath — which cuts both ways. Applied over a genuinely sound slab, the overlay itself resists surface cracking well; the polymer modification is specifically what makes thin cement toppings flexible and weather-resistant enough for this job. But active movement in the base — an unrepaired crack, an unstable sub-base, ongoing settlement — will telegraph straight through the overlay in time, because a few millimetres of decorative cement cannot resist forces the structural slab beneath it cannot resist either. This is exactly why our technology page says plainly that a failing slab needs repair before it needs decoration, and why a soundness check comes before any spray gun does.

Why fading happens, and how much of it is normal

Exterior cement surfaces under direct UAE sun do dull over years — this is true of almost any pigmented or coloured concrete finish outdoors, not a defect unique to spray-crete. The colour sits in a sealed, UV-exposed surface, and that seal is the part that wears first: a reseal every couple of years, done as routine exterior maintenance rather than an emergency, restores the depth of colour and refreshes the slip resistance at the same time. A driveway or pool deck that has gone five-plus years without a reseal will look noticeably duller than one maintained on schedule — which is a maintenance gap, not a chemistry failure.

What actually causes early trouble

  • Skipping the soundness check. Spraying over a slab with hidden cracks, poor drainage falls or a weak bond is the single biggest cause of early failure, and it is entirely avoidable with proper inspection first.
  • A neglected reseal schedule. The overlay is sealed and impermeable by design; once that seal degrades, both moisture ingress and UV fading accelerate together.
  • Ponding water. The overlay does not fix drainage — if the existing falls pond water, that water will find and exploit any weakness in the surface faster than it would on a properly draining slab.

Where this steers the honest choice

If the base slab has real, active movement, spray-crete is the wrong fix regardless of how well it is applied — that project needs slab repair first, or a different system entirely. Where budget allows and the goal is a permanent, genuinely premium exterior surface over the same sound slab, resin-bound is seamless and permeable rather than sealed, which removes the ponding risk entirely. Where the hardscape is being rebuilt from scratch anyway, exposed aggregate concrete is the slab-honest route: the colour and texture are poured as part of the structure, not applied as a skin, so there is nothing to reseal for colour and nothing thin to crack independently of the slab.

The verdict

A sound base, honest prep and a reseal every couple of years keep spray-crete looking like new paving for a long time. Skip any one of those three and the two risks it’s known for — telegraphed cracking and dulled colour — are the ones that show up. The overlay was never meant to fix a bad slab; it was meant to renew a good one.
