Cementitious Overlay
The renovation workhorse — a polymer-modified cement layer poured over a tired slab to make it flat, sound and new again, ready to be a floor or to carry a finer finish.
What it is
A cementitious overlay is the renovation trade’s honest workhorse: a polymer-modified cement layer — from a few millimetres to a few centimetres — poured or trowelled over an existing slab to make it what it no longer is: flat, sound and new. Self-levelling grades are the heart of the family. Mixed fluid and poured, they find their own level across a room, turning a floor of patches, ridges and tired screed into one continuous, true plane in a day’s work.
We will be plain about its place in the range, because that is the point of it. An overlay is a base more than a showpiece — very often the step before the surface you will actually look at. A thin decorative skin like Microcement is only a few millimetres thick; it can make a floor beautiful, but it cannot make a bad slab flat, and it faithfully reports every hollow beneath it. The overlay does the correcting so the microcement — or a Poured Epoxy — can do the finishing. Skipping this step to save money is how thin finishes fail, and we would rather tell you that up front.
That said, an overlay is not condemned to be invisible. High-strength toppings can be ground, densified and polished exactly like young concrete — which is the bridge to Polished Concrete. Where an original slab is too damaged or too weak to take a polish, a polishable overlay gives it a fresh wearing surface that can: the polished-concrete look, earned on a floor that had lost it.
Where it comes from
Resurfacing is as old as concrete’s habit of wearing out, but the modern overlay dates from the arrival of polymer-modified and self-levelling cements in the late twentieth century — compounds that bond tenaciously to old concrete, go down thin without cracking, and level themselves before setting fast. What began as an industrial repair trade moved into architecture as renovation overtook new-build in city after city.

The first generations of villas, apartments and warehouses are reaching renovation age, and their slabs — patched, tile-scarred, out of level — are the starting point for almost every refurbishment we price.
