Why are some polished concrete quotes so much cheaper?

Because two very different floors share one name. What’s often quoted cheaply is grind-and-seal: a light grind followed by a topical sealer or a thin coating that mimics the look. It can be perfectly reasonable for a warehouse or a low-key utility space, but it is a coating that sits on the surface, and coatings scratch, wear at traffic lines and eventually need recoating. True polished concrete hardens and polishes the slab itself, so the finish is the concrete, not a film over it — more durable, more resistant to wear, and far less to maintain over its life. A 100 m² loft, retail unit or open-plan villa floor starts from around AED 18,000 in total, supply and install. Larger commercial floors spread the setup and machinery cost over more area and can sit lower per metre; small or cut-up spaces, where the big planetary grinders can’t run efficiently and hand-work takes over at the edges, cost proportionally more. What moves the price

The starting rate moves with the slab and the specification:

• The existing slab — its hardness, flatness and condition decide how much grinding it takes. An uneven or damaged slab needs more work before it will polish evenly.
• Aggregate exposure — a “cream” polish leaves the surface closest to as-cast; grinding deeper exposes the sand or the stone aggregate for a terrazzo-like look, which takes more passes.
• Sheen level — a higher gloss means more polishing steps and finer diamonds.
• Densifier and any stain or dye — colour and reactive treatments add material and labour.
• Area and layout — open floors are efficient; small, cut-up or edge-heavy rooms cost more per metre.

Is polished concrete cheaper than microcement?

Usually, yes — polished concrete starts from AED 180 per square metre against microcement floors from AED 250 — but they’re not interchangeable, and price shouldn’t be the deciding factor. Polished concrete reveals the slab you already have; it only works if there’s a sound concrete slab worth polishing. Microcement adds a new thin mineral surface over almost anything — tiles, screed, an ugly slab — so it’s the answer when there’s no good concrete to reveal, or when you want the finish to run up walls and into a bathroom, which polished concrete cannot. Is polished concrete good for the UAE climate?

Indoors, it’s excellent: extremely hard-wearing, seamless with no grout lines for coastal humidity to darken, and it stays cool underfoot, which suits the climate. It does have honest limits — a polished floor can be slippery when wet, so it wants a considered finish level in a kitchen or bathroom, and like any hard floor it will show a dropped glass’s chip. For outdoor areas and driveways it’s not our recommendation at all; under direct sun and for grip, a resin-bound surface is the right exterior floor.
