The honest short answer: for most UAE open-plan offices, polished concrete (from AED 180/m²) is the best-value hard floor; for the lobby and the spaces meant to impress for decades, terrazzo (from AED 220/m²) is the upgrade that outlives every fit-out cycle; and for a large share of offices the right answer is carpet tile or LVT — a floor we don’t supply, and will happily tell you to buy. Which one fits depends less on taste than on lease length, acoustics and what the floor has to say about the company.
The question to answer first: how long are you staying?
An office floor decision is really a lease decision. A seamless mineral floor — polished concrete, terrazzo — is a permanent improvement to the slab: it is at its best amortised over ten, twenty, fifty years. A tenant on a three-year fit-out cycle usually cannot justify it, and we would rather say that in the first paragraph than after the site visit. If you own the space, or the lease is long and the brand lives in the architecture, the mineral floors below are outstanding. If you are fitting out to hand back in 2029, read the carpet section and save your money.
Polished concrete — the open-plan workhorse
Polished concrete is the existing slab, ground, densified and polished into the finished floor — no covering at all. From AED 180/m², it is the most architectural floor per dirham an office can buy: seamless under desking, indifferent to chair castors and trolley wheels, easy to clean, and exactly the calm industrial register that suits studios, tech offices and showroom-workshops. Two honest caveats. First, it needs a slab worth polishing — a thin, cracked or contaminated screed can rule it out, and only a grind test tells you. Second, it is acoustically hard: an open plan in full concrete needs its quiet engineered elsewhere — ceiling rafts, soft furniture, meeting pods. Plan the acoustics with the floor, not after it.
Terrazzo — for the lobby, and for forever
Terrazzo is the floor for the parts of an office that are meant to signal permanence: the entrance, the lift lobby, the client floor. From AED 220/m², it is stone chips ground into a seamless, speckled plane that reads as quality from the first step — and it is genuinely a multi-generation floor; it wears, gets re-polished, and keeps going long after every partition around it has been replaced twice. Where the slab or the programme cannot take a thick cement pour, epoxy terrazzo delivers the same language as a thin-set, lightweight system with the widest colour range — the route most modern office lobbies actually take, priced on consultation.
The comfort category: PU floors, honestly described
Between hard mineral floors and soft carpet sits a category worth knowing about: seamless polyurethane comfort floors. They look like a smooth poured resin floor but have a slight elasticity underfoot — quieter to walk on, warmer-feeling, kinder to standing work. In Europe they are common in open-plan offices precisely for the acoustic gain a concrete floor gives up. They are a real option in the UAE too; if that profile sounds like your office, ask us about it and we will scope it honestly per project. Their glossy cousin, self-levelling poured epoxy, is harder and more chemical-resistant — usually the better fit for an office’s back-of-house, print rooms and storage than for the open plan itself.
Carpet tile and LVT — the default we don’t supply
Most UAE offices get carpet tile or LVT, and much of the time that is the right call: cheap, fast, acoustically soft, replaceable tile by tile, and completely at home in a tenancy that ends. We don’t supply either — RBS does seamless mineral and resin surfaces — so take this as disinterested advice: if the budget is tight, the lease is short, and the floor’s job is simply to be quiet and presentable, buy good carpet tile and spend the savings on chairs. A seamless floor is the right spend when the space is yours and the architecture is doing brand work.
The honest matrix
Open plan, long lease, design-led: polished concrete, from AED 180/m². Lobby and client-facing floors: terrazzo from AED 220/m², or epoxy terrazzo where the build-up is thin. Acoustics-first open plan: ask about a PU comfort floor, or accept carpet. Back-of-house and utility: poured epoxy. Short tenancy, tight budget: carpet tile or LVT — from someone else, with our blessing.
