What polyaspartic actually is

Polyaspartic is an aliphatic polyurea — a fast-reacting resin developed for bridge and steel protection, now the “one-day garage floor” of the coating world. Two things make it genuinely different from epoxy rather than just newer. First, speed: it cures in hours, so a floor coated in the morning can take foot traffic the same evening. The honest flip side is that polyaspartic goes down thin. It is a wear skin, not a body. It cannot self-level a rough slab, it cannot be poured into the deep decorative layers that make a metallic epoxy floor look the way it does, and its short working time is a real constraint — on a hot UAE slab the pot life shrinks further, which is why it is an experienced-crew material, not a DIY one.

What epoxy still does better

Epoxy has been the standard resin floor for decades for good reasons. Self-levelling poured epoxy flows out into a thick, glassy, seamless body that irons out minor slab irregularities — something a thin coat can never do. The decorative range is unmatched: metallic pigment pours, solid designer colours, and flake systems all build on an epoxy base. Chemical and wear resistance are proven over decades of showrooms, garages and factories. And the money: designer epoxy starts from AED 160/m² supplied and installed, which makes it the value benchmark every other resin floor has to argue against.

Its two honest weaknesses are the ones polyaspartic was built to fix: it needs days of layered curing rather than one, and it ambers under direct sun — irrelevant in an enclosed room, visible at a sunlit roller door.

The system most worth having: both

For hard-working floors, the strongest build is often not either/or — it is an epoxy base coat for body, build and bond, finished with a polyaspartic topcoat for UV-stability and cure speed. The epoxy does what it does best underneath; the polyaspartic gives the surface a clear, colour-fast wear layer. This is a common spec for garages with sun at the door and for commercial spaces that cannot close for a week.

When to choose something else entirely

If the floor is outdoors in full sun — a terrace, a driveway, a pool surround — the honest answer is usually neither coating. Film coatings on exterior slabs live a hard life in UAE heat; a permeable, UV-stable surface like resin-bound stone is built for that exposure instead. And if the slab underneath is cracked or moving, no coating fixes a structural problem — the substrate gets repaired first or the money is wasted.

The verdict

For an enclosed indoor floor where budget matters and the look matters — garage, showroom, studio — epoxy from AED 160/m² is still the default, and deservedly. Pay the premium for polyaspartic when downtime is expensive, when sunlight touches the floor, or as the topcoat that makes a good epoxy system colour-fast. Whichever chemistry you choose, the floor is decided by the grinding and priming underneath it — judge every quote on the prep.
