Yes. Standard epoxy ambers under ultraviolet light — it is a property of the resin, not a defect in the installation, and no applicator can promise otherwise. What matters is where the floor lives. Indoors, away from direct sun, a well-laid epoxy floor will hold its colour for many years and most owners never see the effect at all. Under UAE sun — a sun-facing window, a terrace, a garage with the door open all day — it is not a risk, it is a timeline. If your floor will take direct sun, epoxy is the wrong material and we will tell you so before we quote it.
Why epoxy yellows
Epoxy cures through a chemical reaction, and the molecules that make it hard and chemically resistant are also the molecules that react to UV. Ultraviolet light breaks them down at the surface, and the by-products of that breakdown are coloured. The floor doesn’t get dirty; the resin itself changes.
Two things happen together. The colour drifts warm — whites and pale greys go cream, then straw, then a distinctly yellow-brown. And the gloss dulls, because the same degradation roughens the surface at a microscopic level, so it scatters light instead of reflecting it. A high-gloss white epoxy shows both changes soonest and worst. That is simply what this chemistry does, worldwide, in every brand.
Where it genuinely doesn’t matter
Most epoxy floors never meet enough UV to care. A showroom, a boutique, a home cinema, an interior hallway, a warehouse, an underground or closed garage — these are lit by artificial light, which carries little UV, and the floor stays as it was laid.
This is why epoxy remains an excellent interior floor and why we keep applying it. Metallic epoxy, flake epoxy and poured epoxy all belong indoors — that is not a hedge, it is where the material is genuinely at its best. Ambering is a question about sunlight, not about epoxy’s quality.

The third row is the cruel one. A floor that yellows evenly just looks like a warmer floor; most people would live with it. A floor where sunlight falls in a hard-edged rectangle for four hours a day ambers only in that rectangle, and you end up with a permanent bright patch printed onto your floor in the shape of your window. Partial sun is worse than full sun.
Does a topcoat solve it?
It helps, and it is honest to say it does not cure it. The industry answer is a polyurethane topcoat over the epoxy: polyurethanes based on aliphatic chemistry are far more UV-stable than epoxy, so they slow the change considerably and hold gloss much longer. For an interior floor near a bright window, that is a sensible piece of insurance.
What a topcoat cannot do is make epoxy an exterior floor in a country where surface temperatures climb through the summer and the sun is relentless. It buys years indoors; it does not win the argument outdoors. Anyone quoting you an epoxy driveway on the strength of a “UV-resistant” topcoat is selling you a floor that will disappoint you, and the disappointment will be theirs to fix.
What to use outdoors instead
For exterior floors — driveways, terraces, pool surrounds, walkways — the right material is resin-bound stone carpet, laid with a UV-stable binder. It is designed for the sun rather than tolerated in it, it drains, and it doesn’t have a gloss film to lose in the first place. It is what we lay when a client asks for “epoxy, but outside”, and it is the answer we give even when epoxy would have been the easier sale. How long does an interior epoxy floor hold its colour?
We won’t put a number on it, because an honest number doesn’t exist — it depends entirely on how much UV reaches that particular floor, and two rooms in the same villa can differ enormously. What we can tell you is the shape of it: in a genuinely interior space with no direct sun, colour change is slow enough that it is not what will eventually date the floor. In a sunlit strip, you may notice it within the first year or two.
The practical move is not to chase a warranty on colour but to look honestly at where the sun actually falls in the room. That is a five-minute conversation on site, and it is the one that decides the material.
The verdict
Epoxy yellows under UV — every epoxy, everywhere, by chemistry. Indoors and out of direct sun, it is a non-issue and epoxy stays one of the best floors you can lay. In direct sun, it is a certainty, and a UV-stable topcoat only delays it. For anything outdoors, choose resin-bound instead.
