Villa Painting in Dubai: Paint, Limewash or a Lime Plaster?

For most villa walls in Dubai, a good painter with a quality emulsion is the right answer: it is quick, it is the cheapest way to refresh a room, and it is easy to touch up. Paint stops being the right answer in three places: sun-facing outside walls, where ordinary exterior paint chalks and fades within a few summers; feature rooms such as the majlis, entrance and stairwell, where flat paint looks flat; and walls you are tired of repainting every few years. There, a mineral finish does better — limewash or silicate mineral paint outside, and Venetian plaster, marmorino or limewash on the walls inside that people look at.

We are honest about our part: we do not do ordinary repainting. We apply mineral and decorative wall finishes — limewash, silicate mineral paint, Venetian plaster, marmorino, lime plaster and texture paints. Our own crews apply the lime finishes, and RBS is responsible for every job. For a straight repaint of bedrooms in white, hire a painting company; this guide tells you where that is enough and where it is not.

Villa painting in Dubai: what to decide before you call a painter

Walk the villa and sort every wall into one of three groups before you ask for quotes. It turns one vague job into three clear ones, and makes painting quotes comparable.

  1. Walls that just need a refresh. Bedrooms, corridors, utility rooms and ceilings where the plaster is sound and you like plain colour. Ordinary interior paint, two coats over light preparation.
  2. Walls that fail. Outside walls that chalk on your hand, paint that peels or bubbles, damp patches at the bottom of walls, cracks. Paint alone will not fix these — find the cause first.
  3. Walls that matter. The majlis, the entrance, the stairwell, a dining room wall, the wall behind the bed. These are where a finish with depth earns its cost, because they are seen every day.

Most villas end up mostly in group 1, with a handful of walls in groups 2 and 3. That is normal, and it is the cheapest honest scheme.

Why paint fades so fast on UAE villas

Ordinary exterior paint is an organic film — acrylic or similar — glued onto the wall, and UAE sun breaks that film down. UV attacks the binder and the pigment, summer heat makes the wall expand and contract every day, and the film turns chalky, fades and eventually cracks. Dark and strong colours suffer most; south- and west-facing walls go first. The full explanation is in why exterior paint fades so fast in the UAE.

Mineral finishes work differently. Silicate mineral paint bonds chemically into a mineral wall — render, concrete, stone — instead of sitting on top of it, and its mineral pigments hold colour far better in the sun. Limewash hardens back into limestone on the wall; it is breathable and it weathers softly, by design, so it is recoated every few years rather than repaired. Neither is a cure for a wall that is damp or cracked: the cause has to be put right first.

The honest reading: paint wins on speed, simplicity and cost for ordinary rooms. The mineral finishes win where sun, breathability or looks decide.

Exterior villa painting in Dubai: what lasts

On the outside of a villa, the colour you choose matters as much as the product. Pale, warm colours reflect heat and hide fading; deep blues, reds and greys show sun damage first on any finish.

  • Sun-facing walls, boundary walls and gate pillars. Silicate mineral paint is the strongest choice here among the paints we apply. It needs a mineral base — cement render, concrete or stone. Over old acrylic paint it cannot bond into the wall, so the old film has to come off, or the wall stays in ordinary paint. Which walls suit silicate mineral paint goes through the bases one by one.
  • Courtyards, shaded garden walls and walls under a deep overhang. Limewash gives the soft, old-world look that villa owners ask for — but it is a sacrificial finish: it is recoated every few years, and that recoat is part of owning it. Does limewash last in the UAE? is honest about how it ages.
  • Render that is loose, hollow or cracked through. No finish fixes it. A plasterer repairs the render first; paint or a mineral finish goes on after.
  • Damp at the base of walls, near irrigation or planters. Move the sprinklers and fix the drainage first. A breathable finish lets the wall dry; a plastic paint traps the moisture and peels.

Your community may have rules on outside colours. Many master communities in Dubai keep a list of approved facade colours, or ask for an application before you change one, so ask your community management office before you choose.

Interior villa painting: where paint is enough and where it is not

Inside, use paint where nobody looks twice and a mineral finish where everybody does.

  • Bedrooms, corridors, children’s rooms, ceilings. Washable emulsion from a painter. It is the right tool; we would tell you the same if you asked us.
  • Majlis, entrance, stairwell, dining room. This is where Venetian plaster, marmorino or limewash change the room. Lime finishes catch the light across the wall in a way paint cannot. Majlis wall finishes and types of wall finishes show the options.
  • A feature wall on a budget. Texture paint gives real grain in two coats — see the texture paint guide. It is an interior finish: not for showers or sun-facing outside walls.
  • Walls with many small imperfections. Flat paint shows every bump. A trowelled lime finish or a texture paint hides more, after proper filling.
  • Bathrooms. Paint and limewash outside the splash zone only. Inside the shower you need a waterproof surface — tiles, or a seamless microcement finish over a waterproofing layer.
  • A seamless concrete look. Microcement on walls starts from AED 220/m², supplied and installed — a sealed coating, not a paint.

What does villa painting in Dubai cost?

Ordinary painting is priced by painting companies, usually by the room or by the square metre, and the preparation decides most of the figure — filling cracks, sanding, priming, protecting floors and furniture, and for outside walls the scaffolding or access equipment. Get two or three quotes against the same list of walls from your walk-through, and check whether the price includes preparation, ceilings, doors and skirting.

Our finishes are different. Limewash, silicate mineral paint, texture paints, Venetian plaster and marmorino are priced per project after a site visit — we do not publish figures for them, because the wall’s condition, the height and the access move the price more than the area does. The only wall finish we price up front is microcement: walls from AED 220/m², supplied and installed. The what affects surface prices guide explains why two quotes for the same wall can differ.

How long does it take, and can you live in the villa?

Ordinary repainting goes room by room in days, and you can usually stay in the house. Lime and mineral finishes take longer per wall, because each coat has to dry before the next and lime plaster is built up in several layers; a feature wall is usually a few days. Outside walls depend on access and on the season: high summer heat and direct midday sun are hard on any fresh finish, so outside work is best planned for the cooler months or for the shaded hours. Paints and lime finishes produce far less dust than a renovation, but furniture still has to be moved and covered.

Which one should you choose?

  • You want a clean, fresh villa quickly and the walls are sound: paint the whole house with a good painting company. Do not over-specify.
  • The outside fades every couple of summers: silicate mineral paint on sound mineral render, in a pale or mid colour.
  • You love the soft, old-world look outside and accept maintenance: limewash on sheltered walls, with a recoat every few years.
  • One or two rooms should feel special: Venetian plaster, marmorino or limewash on those walls, paint everywhere else.
  • The walls peel, bubble or show damp: find and fix the cause before any finish — paint or mineral.
  • You are renovating more than the walls: start with the villa renovation guide, so the walls are finished after the roof, AC and plumbing work, not before.

Send a few photos of the walls you are unsure about — inside and outside — with rough sizes, on WhatsApp, or call +971 4 587 7086. We have applied lime and mineral finishes on UAE homes for 8+ years — the lime finishes with crews trained in-house, never subcontracted, and RBS is responsible for every job — and if a wall only needs a painter, we will say so.

FAQ

Do you do villa painting in Dubai?

Not ordinary repainting. We apply mineral and decorative finishes — limewash, silicate mineral paint, texture paints, Venetian plaster, marmorino and lime plaster — on the walls where they make a real difference. For a plain repaint of bedrooms and ceilings, a painting company is the right choice, and we will tell you so.

What is the best exterior paint for a villa in the UAE?

For sun-facing walls on a mineral base — cement render, concrete or stone — silicate mineral paint holds its colour far better than ordinary acrylic paint, because it bonds into the wall instead of forming a film that UV breaks down. It cannot bond over old acrylic paint, so that has to come off first. Pale and mid colours last longest on any finish.

How often should a villa be repainted in Dubai?

It depends on the finish and the wall. Ordinary exterior paint on sun-facing walls often starts to chalk and fade within a few summers; interior paint lasts longer in rooms that are not knocked or wiped hard. Limewash is recoated every few years by design. Silicate mineral paint is chosen precisely to stretch that cycle on exposed walls.

Is limewash better than paint for a villa?

It is better for a look and for breathable walls; it is worse for wipeability. Limewash gives a soft, cloudy matte that paint cannot copy, lets the wall breathe and weathers gently — but it marks and dusts, and outside it is recoated every few years. In bedrooms and corridors, a washable paint is often the more practical choice.

Can I paint over Venetian plaster or limewash?

You can, but you lose what you paid for, and ordinary paint may not bond well to a waxed or burnished lime surface without the right primer. If you are tired of the colour, a lime finish can usually be refreshed or recoloured in lime instead. Ask the applicator before anyone paints over it.

Do I need approval to change my villa’s exterior colour in Dubai?

Often, yes. Many master communities keep an approved colour list or ask for an application before you change the outside of a villa. Rules differ by community, so check with your community management office before you buy anything.

How much does villa painting cost in Dubai?

Ordinary painting is priced by painting companies, and preparation, ceilings, doors and access move the figure most, so compare quotes against the same list of walls. Our lime and mineral finishes are priced per project after a site visit; the only wall finish with a published starting rate is microcement, from AED 220/m² supplied and installed.
