Vinyl, SPC and LVT Flooring in Dubai: Which Plank Works, and Where Does It Fail?

Vinyl flooring is a family of waterproof plastic-based floors, and in Dubai the three names you will hear are SPC, LVT and sheet vinyl. SPC (stone plastic composite) is a rigid click plank with a stone-powder-and-PVC core — the most popular choice for apartments and villas because it floats over existing tiles and water does not swell it. LVT (luxury vinyl tile) is a thinner, flexible plank, usually glued down, softer and quieter underfoot. Sheet vinyl is a roll product used mostly in clinics, shops and back-of-house areas. All three are a sensible, budget-friendly floor for dry and splash-prone rooms; their weak points in the UAE are strong sun through glass, sand on the wear layer and the joints. Where you want no joints at all, porcelain tiles or a seamless floor such as microcement is the better answer.

A word on who is writing this. RBS applies seamless surfaces — microcement, lime plasters, resin bound stone. We do not sell, supply or lay vinyl, SPC, LVT, laminate or wood. That is why we can be plain about it: in the right room a good SPC floor is a perfectly good choice, and a flooring supplier is the right person to buy it from.

What is vinyl flooring?

“Vinyl flooring” means any floor whose wearing surface is PVC: a printed decor layer protected by a clear wear layer, on top of a core. The core is what separates the types, and the core decides how the floor behaves.

  • SPC — stone plastic composite. A rigid core of limestone powder and PVC, usually 4–6 mm thick, with click joints. It does not bend, so it hides small dips in the floor below and feels solid.
  • LVT — luxury vinyl tile (or plank). A flexible, thinner product, usually 2–3 mm, glued to a smooth, flat base. Some LVT is made with click joints and a thicker build; the glue-down type is the classic one.
  • Sheet vinyl. Supplied on rolls and welded at the seams. Common in clinics, labs and shops, rarely chosen for living rooms.

The print on all of them is a photograph of wood or stone: convincing, but it cannot be sanded or refinished like real wood.

SPC vs LVT vs vinyl sheet: what is the difference?

SPC is rigid and floats; LVT is flexible and is glued; sheet vinyl is a roll with welded seams. In practice, in a Dubai home:

  • SPC is the “do it this week” floor. It clicks over flat, firmly fixed tiles with no demolition, and the rigid core bridges small unevenness. It is harder and cooler underfoot than LVT and can sound slightly hollow, like any floating floor.
  • LVT needs a smooth, levelled base, because every bump and grout line below will eventually show through a flexible plank. In exchange it is quieter, softer and thinner, which helps where door clearances are tight.
  • Sheet vinyl gives the fewest joints of the three, which is why hospitals like it, but it looks and feels commercial in most homes.

If your question is really “laminate or SPC?”, our laminate flooring guide covers that pair in detail: laminate has a fibreboard core that swells when water reaches it; SPC does not.

Is vinyl flooring waterproof?

The planks are waterproof; the floor as a whole is not. PVC does not absorb water, so a spill on SPC or LVT will not swell the plank the way it swells laminate. But water that runs into the joints or around the edges reaches whatever is underneath — the old tile, the screed, the underlay — and a click floor does not stop it.

That matters in three places that are common in the UAE:

  1. The leak nobody saw. A slow leak from a dishwasher, a washing machine or an AC fan-coil drain spreads under a floating floor before anyone notices. The planks survive; the base below can stay wet and start to smell.
  2. Bathrooms. SPC can go in a powder room or a guest bathroom with care at the edges. It is not a floor for a walk-in shower area or a bathroom where water lands on the floor every day.
  3. Wet mopping. A damp mop is fine. Flooding the floor during cleaning pushes water into every joint.

For rooms where water is part of daily life, see bathroom walls and floors without tiles for the options that genuinely handle it.

Is SPC or vinyl flooring good for the UAE climate?

In an air-conditioned room, yes. The risks here are sun, sand and a home left closed in summer.

  • Strong sun through glass. PVC expands with heat. A strip of floor in front of floor-to-ceiling windows can get very hot in summer, and flexible LVT in particular can move, open at the joints or fade. SPC is more stable but still needs its expansion gaps at the walls. Blinds and a supplier’s written guidance on direct sun matter more here than almost anywhere.
  • Sand. Desert sand carried in on shoes acts like sandpaper on the wear layer at the front door and along walkways. Ask the supplier how thick the wear layer is and use a good mat at the entrance.
  • The closed-up summer home. Unlike laminate, vinyl does not swell with humidity, which is one of its real advantages in a villa that sits empty for weeks. Heat build-up in a closed home with the AC off is the bigger question — again, ask what the product is rated for.
  • Outdoors. Indoor SPC and LVT are not outdoor floors. For terraces and balconies, see outdoor flooring in Dubai.

SPC flooring pros and cons

Pros:

  • Fast, clean installation. A floating SPC floor can go down over flat existing tiles in a day or two, with no demolition and no wet trades.
  • Water does not swell it. Better than laminate for kitchens and for homes closed up in summer.
  • Stable and rigid. It hides small dips that would telegraph through a flexible vinyl.
  • Budget-friendly. It is usually among the cheaper floors a supplier will quote.

Cons:

  • Joints everywhere. Every plank edge is a place for dirt and water to go.
  • Hard and cool underfoot, and it can sound hollow. A good attached or separate acoustic underlay helps; the neighbours below will thank you.
  • It is a print. Scratches or sun-fading cannot be sanded out. A damaged plank is cut out and replaced, which is easier if you kept spares from the same batch.
  • Heat near glass. Expansion gaps, blinds and the supplier’s direct-sun guidance are not optional.

How much does SPC or vinyl flooring cost in Dubai?

We cannot give you an honest vinyl or SPC price, because we do not supply or lay it. The cost depends on the core thickness, the wear-layer thickness, whether the underlay is attached, the brand, levelling work (essential for glue-down LVT), skirting, door trims and thresholds, removal of the old floor and the fitter’s labour. Ask two or three flooring suppliers for written quotes that list all of these, and ask what the product’s guidance says about direct sun and about rooms left without AC.

What we can price is the seamless route. Microcement floors start from AED 250/m², walls from AED 220/m² and wet zones such as showers from AED 350/m², whether laid on a new screed or over sound existing tiles. A 25 m² living room floor therefore starts from AED 6,250 (25 × 250); the quote after the site visit can be higher if the base needs repair. The full breakdown is in our microcement cost guide.

SPC vs microcement: which is better for a Dubai home?

SPC is cheaper and faster; microcement is seamless and mineral. Both can go over existing tiles, so the decision is rarely about demolition. It is about joints, feel and how long you plan to live with the floor.

  • Choose SPC when the budget is tight, the flat is rented or you want the change done in a day, and when you want a wood look specifically.
  • Choose microcement when you want one continuous floor through living areas, kitchen and stairs with no joints, the same finish on walls and in the bathroom, and a stone-like, matte feel. It is hand-applied, takes several days plus curing, and costs more than a click floor.

Microcement has its own limits, and we would rather you know them: it is for homes and normal-use rooms, not for heavy-use commercial floors, garages or trolleys, and it needs a rigid, sound base. Our microcement pros and cons lists them plainly.

Can microcement go over SPC or vinyl?

No. SPC is a floating floor that moves, and LVT is a flexible plastic layer; microcement needs a rigid, bonded base. The vinyl and its underlay or glue come up first. Underneath there is usually tile or screed: if it is sound, microcement can go straight over it at about 3 mm — see microcement over tiles for how the old surface is prepared.

Which one should you choose?

  • A rented apartment, a quick change, a tight budget, a wood look: SPC from a good flooring supplier. Use an acoustic underlay, leave the expansion gaps and protect the floor near big windows.
  • A quiet bedroom or a room with tight door clearances, on a flat, level base: glue-down LVT.
  • A clinic, shop back-of-house or utility room where welded seams matter more than looks: sheet vinyl.
  • Bathrooms with showers and laundry rooms where water stands: porcelain tiles, or a seamless finish in homes such as microcement over a membrane.
  • One continuous floor through living areas, kitchen and stairs, with no joints at all: microcement, in homes and normal-use rooms. It can run up the stairs too — see microcement stairs.
  • A warm, soft, quiet floor: look at cork; our cork flooring guide explains where it works.

If SPC or vinyl is the right floor for your room, buy it from a good flooring supplier — we would rather say so than sell you something you do not need.

FAQ

What is the difference between SPC and vinyl flooring?

SPC is a type of vinyl flooring with a rigid core of stone powder and PVC that clicks together and floats over the existing floor. “Vinyl” on its own usually means flexible LVT planks glued to a level base, or sheet vinyl on rolls. SPC hides small unevenness; flexible vinyl shows it.

Is SPC flooring waterproof?

The planks are: PVC does not absorb water, so spills will not swell them the way they swell laminate. The joints and edges are not sealed, so water that runs under the floor from a leak or a flooded mop reaches the base. It is not a floor for a walk-in shower area.

Is SPC flooring good in Dubai’s heat?

Inside an air-conditioned room, yes. The risk is strong direct sun through big windows, which heats the planks; SPC is more stable than flexible vinyl, but it still needs expansion gaps and protection near glass. Ask the supplier what the product is rated for in direct sun.

Is SPC better than laminate?

For water, yes: SPC’s core does not swell, so it is the safer plank for kitchens and for homes left closed in summer. Laminate usually feels warmer and quieter underfoot. Choose by how much water the room sees.

Can SPC or vinyl flooring be laid over tiles?

SPC can float over existing tiles if they are flat and firmly fixed. Glue-down LVT needs the grout lines levelled first, or they will show through. Check door clearances and thresholds either way.

Can microcement be applied over vinyl or SPC?

No. The vinyl or SPC is lifted first, because microcement needs a rigid, bonded base. If the tiles or screed underneath are sound, microcement can go over them at about 3 mm. Microcement floors start from AED 250/m².

Does RBS install vinyl or SPC flooring?

No. We do not sell, supply or lay vinyl, SPC, LVT, laminate or wood. For those, a specialist flooring supplier is the right call. We apply seamless surfaces — microcement, lime plasters and resin bound stone.
