Floor Paint in the UAE: When It Works and What Lasts Longer

Floor paint is the right choice for a light-use concrete floor you want clean and coloured for a season or two: a store room, a plant room, a maid’s-room annex, a rental unit you are handing back. It is the wrong choice for a garage, a busy commercial floor or anywhere a car parks, because in the UAE a thin paint film on a hot, dusty, often damp slab peels, lifts under hot tyres and wears through in tracks. For floors that have to last, the honest upgrades are a real floor coating (epoxy or PU) for working floors, polished concrete for a slab worth keeping, microcement for homes, and resin bound stone outdoors. We don’t paint floors ourselves, so treat the paint advice below as disinterested; where paint is enough, buy paint.

What is floor paint, and how is it different from a floor coating?

“Floor paint” covers anything sold in a tin to be rolled onto a floor in thin coats: single-pack acrylic floor paint, oil-based or alkyd floor enamel, and the water-based “epoxy floor paint” kits sold in hardware stores. All of them build a film a fraction of a millimetre thick that sits on top of the concrete. It colours the slab and stops some dusting, but it adds almost nothing in thickness, hardness or chemical resistance.

A floor coating is a different class of product. A two-part epoxy coating or a PU floor coating cures by chemical reaction into a hard layer, applied over a slab that has been ground open and primed, so it bonds into the concrete rather than gripping its surface. The difference is the bond and the build, and the preparation decides most of it.

Why does floor paint peel on UAE concrete?

Peeling floor paint in the UAE almost always comes down to one of four reasons, and none of them is really the paint’s fault.

Moisture coming up through the slab. A ground-floor villa slab sits on soil, and in coastal areas of Dubai and Abu Dhabi the groundwater can be close. Moisture vapour rises through the concrete and pushes against any film on top. A breathable bare slab lets it escape; a paint film traps it, and the result is blisters, then flakes. A proper coating system starts with a moisture test and, where needed, a moisture-tolerant primer.

Heat and movement. A garage slab by an open door or a sun-facing floor heats up through a UAE summer day and cools under AC at night. A thin, brittle paint film does not move with that cycle, and it cracks along joints and edges first.

Dust and laitance. New concrete has a weak, powdery skin on top called laitance, and every UAE slab collects fine sand. Paint rolled over either is bonded to dust, not to concrete. It looks perfect for a month, then lifts in sheets. Grinding or shot-blasting removes the skin; a broom and a mop do not.

Hot tyres. A car parked straight off a summer road brings hot, soft rubber down onto the floor. The tyre grips the paint, and when the car leaves, the paint leaves with it. This “hot tyre pickup” is why garage floor paint fails in tyre-shaped patches, and why it is the most common reason people move to a real coating.

Garage floor paint: does it work in a UAE villa?

Honestly, rarely for long. If the garage is really a store room with a door, paint may be all it needs. But a garage where a car parks every day is one of the hardest floors in the house: hot tyres, oil and fuel, street sand, a slab that heats up every afternoon. Paint, including DIY epoxy-paint kits, is the weakest answer to that brief.

The floors built for that job are the resin coatings. A flake epoxy system hides dust and tyre marks in its fleck and gives grip underfoot; a solid self-levelling epoxy gives the smoothest finish; a polyaspartic coating cures fast and copes with UV at the door. Our best garage floor guide compares them in detail, the garage floor coating page shows the options, and epoxy vs tiles for a garage covers the tiled route. All are priced per project after a site visit.

One thing we will say plainly: microcement is not a garage floor. It is a home finish for normal-use rooms; a car, hot tyres and oil are heavy use, so we will not put it in a garage, a workshop or on a driveway.

Concrete floor paint vs epoxy coating vs polished concrete

With a plain grey slab you have three choices: paint it, coat it, or make the slab itself the finish. Here is how they compare in UAE conditions.

When floor paint is the right, cheap choice

We would genuinely tell you to buy floor paint in these situations:

  • Store rooms, plant rooms and utility spaces that see a few footsteps a week and need to stop dusting and look tidy.
  • A rental you are handing back, where the landlord wants a clean grey floor and a permanent finish would be money left behind.
  • Temporary spaces: a site office, a pop-up, an event floor, a warehouse corner you will refit next year.
  • Line marking and zoning on an existing coated floor, where paint only marks out walkways and bays.

Even then, paint lasts far longer on a properly prepared slab: oil cleaned off, surface opened up, new concrete fully cured, rising damp checked. A painting or maintenance contractor will do this for less than any coating company.

Floor paint cost in the UAE: what actually decides it

We don’t publish a floor paint price: painting floors is not our trade, and a figure from us would be a guess. What moves the cost of any floor finish is the area, the slab’s condition, the preparation, moisture and the number of coats. Paint looks cheapest because it skips most of that preparation, which is exactly why it fails first. Compare what each quote does to the slab, not just the product on top.

For the finishes we do publish rates for, the numbers are open. Microcement floors start from AED 250/m². Resin bound stone starts from AED 170/m² plus a one-off AED 3,500 mobilization fee per project, and the final quote after a site visit can be higher. Coatings such as epoxy, PU and polyaspartic, and polished concrete, are priced per project after a site visit. Our epoxy flooring cost guide explains what drives that price; for a warehouse, workshop or villa garage in the capital, see epoxy flooring in Abu Dhabi.

Floor painting contractors vs floor coating specialists

Search “floor painting contractors” in the UAE and you will find two kinds of company. A painting contractor rolls paint onto a floor the way they would a wall: fast, inexpensive and fine for light-use spaces. A floor coating specialist arrives with grinders, dust extraction, moisture meters and two-part resins, and spends much of the job on preparation before any colour goes down.

Choose the first for a store room or a rental refresh. Choose the second for a garage, a warehouse, a workshop or any floor with traffic, chemicals or hot tyres. Ask any contractor how they will prepare the slab, whether they test for moisture, and whether the topcoat is UV-stable near open doors. One who cannot answer is selling paint, whatever the tin says.

What about indoor home floors and outdoor areas?

Painting a villa’s living-room floor rarely satisfies: the paint marks under furniture, scuffs at doorways and shows every grain of sand. For a seamless, modern floor at home, microcement is the finish, and it can go over sound existing tiles, as our microcement over tiles guide explains; in the capital, see microcement in Abu Dhabi. Keep it to normal-use rooms: living areas, bedrooms, bathrooms, kitchens.

Outside, sun bleaches paint, sand abrades it and cars lift it. For a terrace or balcony with normal foot traffic, microcement in an outdoor-rated colour is an option; part of the colour range is rated for outdoors and indoors, the rest is indoor-only. For a driveway, a car porch or anywhere a car drives, the answer is resin bound stone, never microcement and never paint.

Which one should you choose?

  • Light-use store room, plant room or rental refresh: floor paint, from a painting contractor. Prepare the slab properly and it will do the job.
  • Villa garage with a car in it: a resin garage coating such as flake epoxy or polyaspartic, not paint and never microcement. Start with the garage guide, or see garage flooring in Dubai for the coatings we apply.
  • Warehouse, workshop or back-of-house: an epoxy or PU coating system, or polished concrete where the slab is good. Our warehouse flooring guide and how to protect a concrete floor go deeper.
  • Living rooms, bedrooms, bathrooms and kitchens at home: microcement, the seamless home floor. Microcement floors start from AED 250/m², and wet zones such as bathrooms start from AED 350/m².
  • Driveway, paths and pool surrounds: resin bound stone, built for sun and cars.

FAQ

Is floor paint good for concrete floors in the UAE?

For light-use, dry, indoor concrete such as store rooms and plant rooms, yes, as long as the slab is cleaned, opened up and checked for moisture first. For garages, warehouses and anything with traffic or cars, floor paint wears and peels quickly, and a bonded floor coating or polished concrete lasts far longer.

What is the best garage floor paint?

The honest answer is that paint is the weak option in a garage that holds a car. Hot tyres lift thin paint films, including DIY epoxy-paint kits. A professionally applied resin coating, such as flake epoxy or polyaspartic over a ground slab, is the floor built for hot tyres, oil and sand.

Is floor coating paint the same as an epoxy floor?

No. “Floor coating paint” and “epoxy floor paint” usually mean thin products rolled straight onto the slab. A true epoxy floor is a two-part resin system bonded to a mechanically prepared slab, often with a primer and a topcoat, and it is much thicker, harder and more chemical-resistant than paint.

How much does floor paint cost in the UAE?

We don’t publish a floor paint price because painting floors is not our trade; a painting contractor will quote it. What decides the real cost of any floor finish is area, slab condition, preparation and moisture. For comparison, microcement floors start from AED 250/m², and coatings such as epoxy and PU are priced per project after a site visit.

Why is my floor paint peeling?

Usually one of four causes: moisture rising through the slab, paint rolled over dust or the weak laitance skin, heat cycling that cracks a brittle film, or hot tyres pulling the paint off. Repainting over the same problem repeats the failure; the fix is proper preparation or a coating system designed for the conditions.

Can I use microcement instead of garage floor paint?

No. Microcement is a home finish for normal-use rooms, and a garage is heavy use: cars, hot tyres and oil. We do not apply microcement in garages, workshops or on driveways. For a garage, look at a resin garage coating; for a driveway, resin bound stone.

Can you paint a concrete floor in Dubai?

Yes, for a dry, light-use indoor slab such as a store room, plant room or rental unit you are handing back: clean it, open it up and check it for moisture first. RBS does not sell or apply paint. Where the floor must survive cars, trolleys or daily traffic, we apply a bonded coating instead; send the room and its use on WhatsApp and we will say honestly whether paint is enough.
