What Floor Survives a Commercial Kitchen?

The short, honest answer: a commercial kitchen floor has to be a seamless resin system with quartz texture for grip and a coved junction where floor meets wall — anything less fails, usually within the first year. The real choice is between three systems: quartz broadcast epoxy (the proven all-rounder), epoxy mortar screed (for the heaviest abuse and broken substrates), and MMA decorative quartz (the fast-cure option that installs overnight between service days). Tiles, vinyl and paint-grade coatings are not on the list, and it is worth being clear about why.

What the floor actually has to survive

A commercial kitchen is the hardest room in almost any building. The floor takes, daily: hot oil and fat at fryer temperature — splashed, dripped and occasionally dumped; thermal shock when boiling water or steam-cleaning hits a floor that was just cold; aggressive cleaning chemistry — degreasers and sanitisers at full strength, nightly, forever; dropped pans, dragged racks and trolley wheels as point impact and abrasion; constant wet with detergent in it, which finds any joint, crack or grout line and lives there; and food-safety inspection, which is not a material force but rules the specification: the floor must be cleanable to an auditable standard, with no seams to harbour bacteria.

Grout fails this brief first — it absorbs fat and grey water, it harbours what inspectors look for, and tiles crack and debond under thermal shock. A painted or thin-coated floor fails next; hot oil and nightly degreaser strip it. What survives is a thick, seamless, textured resin floor.

The three systems that work

Quartz broadcast epoxy is the proven default: epoxy base coats with coloured quartz sand broadcast into them, sealed under a chemical-resistant topcoat. The quartz does two jobs at once — it gives the floor real, adjustable slip resistance underfoot (the balance between grip and cleanability is set by the quartz size and how the topcoat is applied — see is epoxy flooring slippery), and it builds thickness, so the floor takes impact that would crack a thin coating. For most restaurant and hotel kitchens, this is the sensible specification.

Epoxy mortar screed is the heavy artillery: epoxy binder trowelled with graded aggregate into a dense mortar, several times thicker than a coating. It rebuilds broken and worn substrates as it covers them, and it shrugs off the mechanical abuse of the hardest areas — pot wash, delivery corridors, behind the line in a high-volume operation. It usually wears a broadcast topcoat, so the finished surface is similar to quartz epoxy; the difference is the mass underneath.

MMA decorative quartz answers the question every operating kitchen asks first: “when do we close?” MMA (methacrylate) resin cures in hours, not days — full chemical cure fast enough that a floor laid overnight is back in service for the next shift. The same quartz-textured, coved, seamless build as the epoxy systems, installed between service days instead of during a shutdown week. The honest trade-offs: it carries a price premium over epoxy, and the resin has a strong odour during installation that demands proper ventilation and extraction planning — manageable in a closed overnight kitchen, but it must be planned, not discovered.

For front-of-house — the open kitchen, the counter area the customers see — a smooth self-levelling poured epoxy can take over where the duty is lighter and the look matters more; keep the quartz texture where the cooking happens.

Coving is not optional

Every system above ends the same way at the walls: a coved skirting — the resin floor turning up the wall in a smooth, radiused curve, typically to around 100 mm. This is not a styling detail. The floor-wall junction is where wash-down water, fat and debris collect; a square corner with a silicone bead is exactly the seam the whole seamless floor exists to eliminate, and it is the first thing a food-safety inspector looks at. A kitchen floor quoted without integral coving is not a compliant kitchen floor — treat that line in the quote as the test of whether the contractor knows the trade.

Drains, falls and the parts nobody photographs

The second thing that separates a working kitchen floor from a failed one is water management: correct falls to the drains, resin dressed properly into the drain edges and around every upstand and plinth. Pooled water defeats the best resin chemistry — not by damaging it, but by keeping the floor greasy, slippery and un-inspectable. Expect the groundwork to take as long as the resin.

The honest recommendation

For a planned fit-out with a shutdown window: quartz broadcast epoxy, upgraded to epoxy mortar in the pot wash and the heaviest zones. For a live kitchen that cannot close for a week: MMA quartz, installed overnight, with the ventilation planned.
