Does Your Floor Actually Need Epoxy Mortar Screed?

The honest short answer: epoxy mortar screed earns its cost in workshops, warehouse aisles, loading bays, industrial kitchens and anywhere forklifts turn or heavy loads get dropped — genuine impact, point loads and steel-wheeled traffic that a thin coating cannot survive. In a villa garage, a home gym or anywhere loads stay light, it is honestly overkill, and a flake epoxy floor looks better for meaningfully less money. The dividing line is not “how tough should my floor be” in the abstract — it is whether anything on it actually loads a few square centimetres hard enough to matter.

Why thickness is the whole argument

A rolled or poured epoxy coating is only ever as strong as the concrete underneath it — hit it hard enough and the substrate fails first, coating and all. Epoxy mortar screed is different because it has its own structural body: resin mixed with graded quartz into a stiff mortar, trowelled 4–9mm thick, ten times the thickness of a rolled coat. That body is what absorbs impact and spreads point loads instead of transmitting them straight to the slab — which is exactly the job description of a forklift wheel, a racking leg, or a dropped engine block.

Facilities where it is the honest choice

  • Workshops and heavy plant rooms — dropped tools, moved machinery, oil and solvent exposure on top of impact.
  • Warehouse aisles and forklift routes — steel wheels turning on the spot wear through anything thinner in months, not years.
  • Loading bays and ramps — the combination of impact, point loads from pallet legs and constant wheeled traffic is the system’s home ground.
  • Industrial kitchens and process areas — heavy equipment, drops, and the same chemical resistance the whole epoxy family carries, in a body that can also take real abuse.
  • Slab repair before a finer floor goes down — a worn or spalled slab gets rebuilt to level in the same trowelled layer, before poured epoxy or flake epoxy is ever applied over it.

Where it is honestly the wrong buy

A villa garage, a home gym, a boutique retail unit, a residential store room — none of these load a floor anywhere near hard enough to need a structural mortar body. The finish is also functional rather than showroom-glossy: a trowelled mortar never reads like the glass of a poured floor, even sealed. What decides the price

Thickness costs. Material laid at 4–9mm and a hand-trowelled, compacted finish price this system well above any roller-applied coating — the number is on consultation because slab condition and required build-up genuinely move it, the same reason a warehouse floor can’t be quoted without seeing the site.

The bottom line

If forklifts, dropped loads or steel wheels are part of daily life on the floor, epoxy mortar screed is the honest specification and the cost is doing real structural work.
