Epoxy Flooring vs Tiles: Which Is Better for a Home, Kitchen or Shop in the UAE?
Is epoxy flooring better than tiles? Indoors, for a floor you want seamless and grout-free, usually yes: epoxy is one continuous surface with no joints to stain, and it goes over the existing slab in days. Tiles are better outdoors, in constant direct sun, and wherever you want to replace a single damaged unit. This guide is about homes, kitchens and shops. If your question is about a car garage, that has its own answer in epoxy vs tiles for a garage floor.
Epoxy floor vs tiles: the quick comparison
| Epoxy flooring | Tiles | |
|---|---|---|
| Surface | Seamless, no joints, bonded to the slab | Grid of units with grout lines |
| Grout to stain or clean | None | Every joint, for the life of the floor |
| Look | Metallic, solid colour or flake | Almost any pattern, stone or wood look |
| Wet-room grip | Specified in with a fine anti-slip texture | Depends on the tile's slip rating |
| Spot repair | Patch and re-coat; best hidden with flake | Swap one tile, if you kept spares |
| Direct sun and outdoors | Ambers and chalks; indoor floor only | Tiles win |
| Existing floor | Goes over a ground, prepared slab | Usually needs the old tiles lifted or a new bed |
| Installation | Days | Longer: bed, cutting, setting, grouting |
| RBS supplies it? | Yes, as a service | No - we do not supply or lay tiles |
Epoxy vs tiles: what actually differs
Tiles are fired units set in adhesive with grout between them. Epoxy is a poured resin that cures into a single jointless plane. Everything else follows from that. The grout is the part of a tiled floor that discolours first, collects dirt in kitchens and entrances, and is the reason people start looking for an alternative. A seamless floor removes it. In exchange, you give up the modular repair that a box of spare tiles offers, and you accept that the surface is a coating whose life depends on the preparation of the slab under it.
There is also a question of what each one is. Epoxy is a poured epoxy, metallic or flake floor; tiles are a product you buy. RBS applies seamless surfaces and is responsible for every job; we do not supply or lay tiles. So where tiles are the better answer, we will say so.
Living rooms and villa floors
A solid colour or metallic epoxy runs from the entrance through the living space without a single joint, which is hard to achieve with tiles at any size. The honest trade-offs: a gloss finish shows dust between cleans and feels cool and firm underfoot. If a warmer, matte mineral look is what you want, compare it with microcement for normal-use rooms in our microcement vs epoxy guide. If you love the pattern or stone look of a specific tile, tile it.
Kitchens
A kitchen floor takes spills, grease and constant cleaning, and grout lines hold all three. A seamless epoxy floor can be wiped in one pass. Specify a fine anti-slip texture in the topcoat for where water and oil land; our guide to whether epoxy flooring is slippery explains the options. Tiles remain a sound kitchen choice if you pick a textured porcelain and use epoxy grout, and you accept the joints.
Shops, showrooms and offices
Retail and showrooms are where epoxy is strongest: a continuous, easy-to-clean, high-gloss or metallic floor with no grout to track dirt and no lippage between units. A shop that must reopen quickly benefits from the shorter installation. For a commercial kitchen, the floor needs coving, drainage and grip matched to the food area: see food-grade epoxy flooring before choosing either material. Tiles with epoxy grout are used in kitchens too, but the joints remain the weak point.
Bathrooms and wet rooms
Epoxy is a floor material, not a shower-wall finish. A bathroom floor can take a gripped epoxy, but in a constantly wet room, a surface designed for wet zones is often calmer: see microcement bathrooms, or, if you are staying with tiles, how to choose bathroom tiles in Dubai. Always judge a bathroom floor by its wet grip, whichever material it is.
Outdoors and in full sun: tiles win
Epoxy is an interior floor. On a terrace, pool surround or open carport in the Dubai sun it ambers and chalks, so for those areas choose a UV-stable outdoor surface or properly rated outdoor tiles. See does epoxy flooring turn yellow for why. Tiles also suit a rented flat, where you cannot commit to a coating the landlord has not approved.
Where tiles genuinely win
- Outdoors and sun-exposed areas, as above.
- Spot repairs: a cracked tile can be swapped if spares were kept. An epoxy chip is repairable, but a patch on a plain colour can read fresher than the floor around it; flake hides it almost completely.
- A specific look: a particular stone, wood or pattern effect.
- Rentals and short-term homes: where a coating is not an option.
Where epoxy wins
- No grout to stain, darken or scrub.
- One continuous surface across rooms, with no thresholds between tiled areas.
- Speed: it goes over the existing prepared slab in days; there is no new bed or cutting.
- Easy cleaning for kitchens, shops and showrooms.
- Design range: metallic, solid and flake finishes.
Which one should you choose?
Choose epoxy for an indoor floor where seamless, grout-free and easy to clean matter most: living areas, kitchens, showrooms and shops. Choose tiles for terraces and anything in constant sun, for rentals, and when a particular tile look is the design. Whatever you choose, the installer decides the result: epoxy fails through poor slab preparation, tiles through poor bedding and grout.
Epoxy is priced per project after a site visit, because the slab, the finish and the area decide the work. FAQ
Is epoxy flooring better than tiles?
Indoors, for a seamless, grout-free floor that is easy to clean, usually yes. Tiles are better outdoors, in constant direct sun and where you want to replace single units.
Is epoxy floor cheaper than tiles?
It depends on the room, the finish and the slab, so we do not quote a general figure. Epoxy is priced per project after a site visit; tile prices depend on the tile you buy plus its laying.
Can epoxy go over existing tiles?
Sometimes. The old tiles must be sound, and the joints and surface must be prepared properly. We check this on the site visit and tell you honestly if the tiles should come up instead.
Epoxy floor vs tiles for a kitchen?
Epoxy gives a wipe-clean surface with no grout; specify a fine anti-slip texture where water and oil land. Textured porcelain with epoxy grout is a sound tile alternative if you like the look.
Is epoxy flooring slippery compared with tiles?
A smooth gloss epoxy is slippery when wet, like a polished tile. A fine anti-slip texture in the topcoat fixes it. See is epoxy flooring slippery.
Can I use epoxy outdoors instead of tiles?
Not in direct sun. Epoxy ambers and chalks outdoors in the UAE, so terraces and pool surrounds need a UV-stable outdoor surface or rated outdoor tiles.
Epoxy vs tiles for a garage?
That has its own answer: epoxy vs tiles for a garage floor.
