What a retail floor actually has to do

Polished concrete, from AED 180/m², is the opposite play: grind and polish the slab you already own into a quiet, honest, light-reflective surface that makes products look sharper by refusing to compete with them. It is the default floor of fashion retail and concept stores worldwide for exactly that reason — and it is the most economical serious option here, because the material is already on site. Trade-offs, honestly: the finish depends on the slab you have (an ugly slab polishes into an ugly floor — a test panel tells you early), it wants densifying and periodic burnishing to keep its sheen under heavy footfall, and unlike a resin it is not a chemical-proof membrane — spills want wiping, not ignoring.

Poured epoxy — clean-room gloss

Where the brand language is precision — tech, medical, premium automotive service, showrooms that want to read like laboratories — self-levelling poured epoxy delivers a seamless, uniform, single-colour gloss plane with no aggregate, no movement, no distraction. Terrazzo, from AED 220/m², is the highest initial spend here and the cheapest floor per year of service in the building’s life. Aggregate in a cementitious or resin matrix, ground and polished: it takes decades of footfall, shrugs off the trolley and the ladder, repairs invisibly, and never dates — the same floor language as the world’s great department stores and airports. Choose it when the fit-out is meant to last through multiple merchandising refreshes, or when the brand wants heritage rather than novelty. The trade-offs are upfront: cost, and a slower, wetter installation programme than a poured resin — this is a floor you plan the fit-out around, not one you add in the last fortnight.

Matching floor to retail brief

Flagship drama, cars, galleries: metallic epoxy — the floor is part of the show. Fashion, concept, minimal brands: polished concrete — the backdrop that flatters.
