The short version of the whole guide: a villa is not one flooring decision, it is five — living areas, wet zones, the garage, outdoors, and the connections between them — and the honest answer is different in each, because each room punishes a floor differently. Living areas, bedrooms and the majlis
This is the biggest area and the most forgiving brief — normal foot traffic, furniture, AC comfort — so the decision is genuinely about look, feel and budget:
Microcement, from AED 250/m², is the seamless modern default: 2–3mm of hand-applied coating in a huge range of tones, warm and matte underfoot, and it runs joint-free across rooms, up walls and (its party trick) over existing tiles in a renovation without demolition. Choose it for calm, continuous minimalism.
Polished concrete, from AED 180/m², is the structural honest option — the slab itself, ground and polished. It is the best value of the three, magnificent in big open-plan spaces, and cool underfoot in the way this climate rewards. The catch: it needs a suitable slab (best decided at construction stage), and its industrial character is the point — you either want it or you don’t.
Terrazzo, from AED 220/m², is the heirloom: marble chips in a cement matrix, ground and polished, with a track record measured in generations. It is heavy, slower to install, and best on ground floors — but it is the floor most likely to outlive everyone reading this. When none of these: if the family wants warmth and softness in bedrooms above all, honest advice is that a good timber or quality carpet serves that brief better than any mineral surface — seamless floors are about continuity and calm, not cosiness.
Bathrooms, showers and wet zones
The rule that decides everything here: a wet-zone floor is a system — waterproofing membrane below, finish in the middle, immersion-grade sealing above — and it prices accordingly: microcement wet zones start from AED 350/m². The reward is the best argument in bathroom design: one seamless surface, floor to wall, with no grout lines — and grout, not tile, is what fails and blackens in UAE bathrooms. When something else: a household that will clean with harsh chemicals whatever the instructions say is better served by porcelain tile — it will forgive that treatment; a sealed coating resents it. That is a fit question about the household, not the material, and it deserves an honest answer before the deposit.
The garage
The garage is a chemistry brief, not a styling one: hot tyres straight off a summer road, oil and fuel drips, dropped tools, grit. That is epoxy territory. Driveways, terraces and around the pool
Outdoors, the enemies change: full sun, 45°C surface months, and the need for water to go somewhere. Resin bound, from AED 150/m², answers all three at once — natural stone in a UV-stable binder, laid porous, so it drains through itself, stays joint-free (nowhere for weeds to root), and stays comfortable barefoot compared with dark paving. When not resin bound: a driveway whose slab has structurally failed needs rebuilding before any surface goes over it — no finish fixes a bad base.
The thread that ties a villa together
The strongest villa schemes pick one continuity story and let each zone serve it: for example, microcement flowing through living areas and up into the bathrooms’ wet-zone system; or polished concrete through the ground floor with terrazzo restraint in key rooms; with flake epoxy doing quiet duty in the garage and resin bound carrying the same seamless calm outside. The mistake is treating each room as a separate showroom visit — six floors in six materials is how a villa ends up feeling like a corridor of samples.
