How to Care for an Epoxy Mortar Screed Floor

The short version: an epoxy mortar screed is the toughest floor in the epoxy family, and its maintenance matches — this is a scrub-and-inspect floor, not a mop-and-forget one. Sweep and scrub the textured surface regularly so grit doesn’t grind into it under wheeled traffic, wash off oils and chemicals promptly even though the resin resists them, and watch the sealed top layer for wear in the heaviest lanes. Do that, and the mortar body underneath — the part actually taking the impact and point loads — barely ages at all.

What you are actually maintaining

An epoxy mortar screed is epoxy resin mixed with graded quartz into a dense, trowelled mortar 4–9mm thick, sealed with clear epoxy top coats. Unlike a thin poured or flake floor, most of its strength lives in that mortar body, not the seal on top — which changes what “wear” means here. The top coats are still the layer exposed to daily traffic, chemicals and cleaning, and they are what you are protecting; but because the body beneath is so much thicker and harder than a rolled coating, this floor tolerates a rougher working life than poured epoxy or flake epoxy ever could.

Daily and weekly: sweep and scrub, not just mop

The trowelled, textured finish that gives this floor its grip also holds grit — and in an industrial UAE space, that grit is usually sand, concrete dust or process debris, all of it abrasive under a forklift wheel or a trolley. Sweep or dust-mop daily in a working aisle, and scrub with a rotary machine or stiff deck brush on a weekly-to-monthly schedule depending on traffic, rather than relying on a flat mop the way you would with a glossy poured floor. A pH-neutral degreaser lifts oil film that plain water leaves behind. The goal is simple: keep hard grit from sitting under wheels and dragging across the surface, which is the main way any resin floor loses its finish early.

Chemicals and spills: resistant, not immune

Cured epoxy mortar shrugs off the oils, fuels and mild chemicals that a workshop or loading bay throws at it far better than bare concrete does — that resistance is a large part of why the industrial trade specifies it. “Resistant” is not “indefinitely immune”, though: a solvent or acid left pooling for days will eventually attack even a good epoxy seal coat. Wipe or hose down spills within the same shift where practical, especially in wash-down bays and process areas that see this floor daily.

Watch the wear lanes, not the whole floor

Because the mortar body is so much stronger than the seal on top, the honest maintenance question is really about that top coat’s condition in the specific paths that take the most abuse — forklift turning circles, racking aisles, loading-bay ramps. A dulling or thinning seal in those lanes is a straightforward re-coat: a light abrasion and fresh clear top coats restore the surface without touching the structural mortar beneath, which is doing its job regardless. Areas seeing lighter foot traffic rarely need attention beyond routine scrubbing.

UV and light — an indoor floor, and it should stay that way

Like every epoxy, this system ambers slowly under direct ultraviolet light — the same physics covered in does epoxy flooring turn yellow. It belongs indoors or under cover; a loading bay open to full UAE sun all day will see its clear coat amber faster than one under a canopy. This is a specification detail more than a cleaning one, but it is worth knowing before assuming a fading floor is a maintenance failure — sometimes it is simply sunlight doing what sunlight does to any resin.

Repairs: patch it, don’t panic

Point damage — a dropped tool chip, a gouge from a dragged pallet — is a local repair, not a floor-wide problem: the mortar’s job is exactly to absorb that kind of impact without failing structurally. A skilled patch blends acceptably in a working floor where a flawless cosmetic match matters less than sound function, which is part of why this system is also the trade’s own repair material for tired slabs elsewhere in a building.

Treat an epoxy mortar screed the way its job description suggests: sweep and scrub the grit off regularly, deal with chemical spills promptly rather than letting them sit, keep an eye on the seal coat in the heaviest-traffic lanes, and re-coat that top layer when it dulls — the structural mortar beneath is built to outlast the buildings it sits in.
