What epoxy does best
Epoxy is the proven backbone of resin flooring. It cures into a hard, rigid, high-gloss surface with the best chemical resistance in the family — which is why it owns garages, workshops and showrooms. Self-levelling poured epoxy flows into a thick seamless plane that irons out an imperfect slab; metallic epoxy turns that same body into a flowing, three-dimensional designer floor. Its rigidity is also its honest weakness. Epoxy does not stretch: if the slab beneath develops working hairline cracks, a rigid epoxy film can mirror them. And under direct sunlight it slowly ambers — clear coats yellow, pale colours drift warm (the chemistry is explained in does epoxy flooring yellow).
What PU does best
Polyurethane trades some of that hardness for elasticity, and the elasticity buys real things. A PU self-levelling floor has a subtle give underfoot — noticeably more comfortable over a long day standing, noticeably quieter under footsteps and chair scrapes, which is why PU is the resin of gyms, studios, schools, offices and hospitals. The same flexibility makes it more forgiving of hairline movement in the substrate and better at absorbing impact without stress-whitening or chipping.
There is also the thin-film side of the family: a PU floor coating as a protective wear layer over concrete or over an epoxy body — and this is where UV matters. Aromatic PU grades amber like epoxy does; aliphatic PU and its fast-cure cousin polyaspartic are colour-stable in sunlight. If any daylight reaches the floor, the topcoat should be aliphatic — that single specification line decides how the floor looks in year five.
PU’s honest limits: it is generally the more expensive resin per system, it is fussier about substrate moisture during application, and it does not deliver epoxy’s deep-gloss decorative pours — for a metallic showpiece, epoxy is the medium.
The UAE-specific angle
Two local realities sharpen the choice. First, sunlight is stronger and more present here than in the markets most resin brochures are written for — a floor that runs to a glazed wall or an open door gets real UV, daily, and that pushes the topcoat decision toward aliphatic chemistry regardless of which resin forms the body. Second, air-conditioned slabs move: the daily cycle between a chilled interior and a hot structure encourages the hairline movement that a rigid film telegraphs and an elastic one quietly bridges. Neither point makes epoxy wrong — it makes the specification, not the brand name, the thing to interrogate.
How to actually choose
Choose epoxy for the garage, workshop, showroom or any enclosed hard-service floor where budget efficiency, gloss and chemical resistance lead — from AED 160/m². Choose PU where people, not vehicles, are the load: floors you stand on for hours, rooms where acoustics matter, slabs with a history of hairline movement, spaces that want a matte, seamless calm rather than glass. And combine them without apology: an epoxy body with an aliphatic PU topcoat is a standard, sensible build that takes each chemistry’s strength.
If the floor is fully outdoors in the sun, be honest with yourself: film-forming resins are rarely the right first answer there at all — permeable stone surfaces built for UV are.
