The short answer: match the floor to the abuse, not the brochure. Forklifts, pallet drag and impact want an epoxy mortar screed; chemical exposure and clean, washable production areas want self-levelling poured epoxy; wet process zones want a quartz broadcast system for grip; and plain dry storage often needs nothing more than polished concrete, from AED 180/m². Most industrial floor failures we see in the UAE come from putting a thin decorative coating where a heavy-duty system belonged — or paying for a heavy-duty system where sealed concrete would have done the job.
Start with the abuse, not the material
An industrial floor has one job: survive what the operation throws at it. So before any material name, write down the real loads. Point loads and impact — forklifts, racking legs, dropped goods. Traffic — solid or pneumatic tyres, how many passes a day, turning circles. Chemicals — oils, solvents, acids, cleaning regimes. Water — wash-down zones, drainage, wet processes. Temperature — loading bays open to summer heat, cold stores, steam cleaning. The honest chooser below sorts by those, and the right answer is often two different systems in two different zones of the same building.
Epoxy mortar — the floor for forklifts and impact
Where the brief is mechanical punishment — forklift traffic, steel-wheeled trolleys, pallet drag, dropped stock — the answer is an epoxy mortar screed: epoxy resin bound with graded aggregate and laid as a screed several millimetres thick, not painted on as a film. That thickness is the point. A thin coating over a slab transmits every impact straight to the bond line and chips; a trowelled mortar has body of its own and absorbs the hit. It can also rebuild a worn or damaged slab as it goes, re-establishing falls and repairing spalled patches in the same operation. It is the least glamorous floor we install and the hardest working. Priced on consultation — thickness and slab condition move it too much for a flat rate.
Poured epoxy — chemical resistance and cleanability
Where the enemy is chemistry and contamination rather than impact — workshops with oil and hydraulic fluid, food and beverage areas, laboratories, light production that has to be washed and inspected — self-levelling poured epoxy is the classic answer. It flows out into a dense, non-porous, seamless surface with nothing for spills to soak into and nowhere for dirt to hide, and it handles the chemical exposure a concrete slab cannot. The honest limits: it is a smooth surface, so wet areas need an anti-slip additive or a different system entirely, and under heavy forklift impact a thin poured floor will chip where a mortar screed would shrug. Quartz broadcast — grip for wet process areas
Wash-down bays, wet production, commercial kitchens and any zone where water and traffic meet want a quartz broadcast epoxy: coloured quartz sand broadcast into the resin and locked under a topcoat, giving a dense, textured, genuinely slip-resistant surface that still cleans properly. It is the middle ground the other systems cannot reach — tougher than a plain poured floor, far grippier when wet, and still seamless and chemical-resistant. The trade-off is texture: the same profile that grips a wet boot holds dirt harder than a smooth floor, so it suits areas that are hosed down, not dry areas that are only ever swept.
Polished concrete — the honest floor for dry storage
Here is the part a coatings company should say plainly: a large share of warehouse space does not need a coating at all. Dry storage, racking aisles with pneumatic-tyre traffic, logistics floors that stay clean and dry — polished concrete turns the slab you already own into the finished floor: ground, densified and polished, from AED 180/m². No bond line to fail, no film to chip, dust-proofed, and easily the most economical honest answer per square metre for the areas that qualify. Zone the building, then quote it
The best-value industrial floor is almost never one system wall to wall. A typical layout: epoxy mortar in the loading bay and forklift routes, quartz broadcast in the wash-down zone, poured epoxy in production, polished concrete across dry storage. That is how we quote — by zone, against the actual loads — and it usually costs less than blanket-coating everything to the highest spec. The other thing every zone shares: preparation decides the outcome. Any resin system lives or dies on the grind, the primer and the moisture condition of the slab, and a premium product over bad prep still fails.
