One responsible crew means one point of accountability when anything needs attention, one quality standard across every room, and — the part nobody thinks about until it is too late — finishes that are designed to meet each other cleanly at every threshold, instead of five trades each stopping at their own doorway. The walk-through: a villa, room by room

The entrance and driveway. Resin-bound stone — from AED 150/m² — runs from the gate across the driveway and paths: permeable so it never puddles, UV-stable in the sun, seamless around planters and curves, and available in pale blends that suit the climate.

The living areas. Two honest candidates, and the right one depends on the house. Microcement floors — from AED 250/m² — give one continuous mineral surface flowing through living, dining and corridors with no joints, and go straight over existing tiles on a renovation. Polished concrete — from AED 180/m² — suits a new build with a good slab, where the concrete itself becomes a floor for decades. The bathrooms. Seamless wet rooms are a system, not a finish: waterproofing membrane, coating, immersion-grade sealing. Microcement wet zones start from AED 350/m²; for a master bathroom with old-world warmth, tadelakt — priced per project, typically from AED 350/m² — is the burnished lime the hammam tradition built for exactly this. Different bathrooms in one villa can take different answers; the membranes and falls underneath are the same discipline.

The kitchen. Microcement again earns its place — walls from AED 220/m², floors from AED 250/m² — because a kitchen is where grout fails first: one sealed, wipeable surface can run from splashback to floor with no joints to darken.

The garden and play areas. The same resin family keeps going outdoors: rubber safety surfacing under swings and play equipment, and cork-resin where you want a softer, cooler-toned natural surface — both priced on consultation, both installed by the same crews to the same standard as the interior floors.

Why one partner actually changes the outcome

Thresholds are where multi-trade projects fail. Every doorway in that walk-through is a junction between two systems: resin-bound meeting microcement at the front door, microcement meeting epoxy at the garage step, a wet-zone build meeting a lime wall at the bathroom door. When five contractors each own one side, nobody owns the junction — levels miss by five millimetres, edge details are improvised, and the snag list lives at the doorways. When one applicator designs the whole schedule, every junction is detailed before anyone mixes material: matching finish levels, planned transitions, sealers that are compatible where they touch.

One accountability, for years. Surfaces are living systems — sealers get renewed, a chip gets repaired, a wet-zone topcoat gets refreshed. Carpet belongs in bedrooms that want it. And where a room does not need a premium surface — a store room, a maid’s room ceiling — honest paint is the right answer, not a forced upsell.
